"How much does an epoxy garage floor cost?" is the first question most homeowners ask, and it is a fair one. The honest answer is that it depends on your garage. Two garages on the same street can need very different amounts of work. Instead of posting a price list that may not match your floor, Josh at Cozy Coatings comes out, looks at your concrete and gives you a free, flat-price estimate. This guide explains what goes into that number so you know what you are paying for.
The more square footage, the more material and labor the job takes. A single-car garage, a standard two- or three-car garage and an oversized garage or workshop will all price differently. Storage areas, side rooms and steps add to the total area as well.
Concrete that is smooth and sound needs less work than a slab with cracks, pits, chips, old patches or spalled areas. Every crack and damaged spot has to be repaired before the coating goes down, or it can show through the finished floor. The more repair your slab needs, the more time goes into the job.
Prep is the most important step in any garage floor, and it is a big part of the cost. We grind the concrete with diamond tooling to open the surface so the coating can bond. Old paint, sealers, glue or coatings may have to be removed first. Skipping or rushing prep is one of the main reasons cheap floors peel.
Different systems use different materials and steps. A solid color epoxy, a flake (chip) floor and a metallic epoxy floor all involve different amounts of material and labor. Metallic floors in particular are custom, showpiece work. Not sure which system you want? Read our guide to epoxy vs. flake vs. polished concrete.
A quality floor is a multi-layer system: a base coat that grips the concrete, a decorative layer such as flakes, and a clear protective top coat. The number of coats and the type of topcoat both affect durability and price. When a quote looks unusually low, ask how many coats are included and what the topcoat is.
Concrete can hold moisture, and moisture can affect how well a coating bonds. If moisture is a concern in your slab, the system may need extra steps to deal with it. We will look at your concrete and talk about this at the estimate.
When you collect quotes, the prices are only part of the story. Here is what to ask so you are comparing the same thing:
Prep method. Ask how the concrete will be prepared. Diamond grinding opens the surface so the coating can bond. A quote that does not mention prep is a red flag.
Crack and surface repair. Ask whether crack repair is included in the price or billed separately.
System and number of coats. Ask exactly which layers are included: base coat, flake or decorative layer, and topcoat.
Topcoat type. Ask what the clear topcoat is made of and how it holds up to sun through an open garage door.
Warranty. Ask what the warranty covers and for how long. Cozy Coatings offers a lifetime warranty on epoxy floor systems.
Timeline. Ask how long the job takes and when you can walk and park on the floor. Most of our garages are done in 1-2 days.
Flat price or estimate range. Ask whether the number is a firm price or could change once work starts.
